Financial and Operational Compliance Coordinator
💰 Salary: $1,800 - $2,200 USD / month
💼 Employment Type: Contractor (Bi-weekly base payments)
📍 Location: Hybrid – Mexico City (Minimum 2 days/week in office)
🕙 Schedule: Monday to Friday, 7:00 AM – 4:00 PM (Mexico Time)

Role Overview
As the Financial and Operational Compliance Coordinator, you will report directly to the Controller and ensure every financial and operational requirement across properties and entities has a clear owner, a strict deadline, and verified evidence of completion.
Initially, this role also incorporates the Collections Specialist seat. You will oversee site collection procedures, manage delinquency tracking, and work to maximize bond and collection agency recoveries.
Bring Your Own Device: This is a BYOD role. You are responsible for providing your own laptop and equipment needed to perform your work remotely. On in-office days, you will be required to bring and use your own equipment at the office.
Key Responsibilities
1. Financial & Operational Compliance
Requirements Register: Maintain all financial and operational compliance requirements, deadlines, and accountable owners.
Submission Coordination: Obtain approved documents for lender, insurance, tax, license, and contract submissions, confirming receipt ahead of deadlines.
Evidence Control: Keep inspection records, filings, and certificates up to date while tracking renewals.
Control Checks: Review financial approvals and operational records against established procedures to spot missing evidence or procedural gaps.
Exception Resolution: Follow up on corrective actions with department leaders and escalate overdue items to the Controller.
2. Collections & Delinquency Management
Delinquency Tracking: Keep balances, case statuses, and next actions accurate across site teams and accounting.
Site Procedures & Evictions: Verify that site teams strictly follow collection Standard Operating Procedures (SOPs), confirming proper notices and eviction filings.
Bond Recoveries: Submit and manage claims through payment, handling missing evidence and appeals to maximize recoveries.
Collection Agency Management: Ensure uncollected balances are properly referred to approved agencies, follow up on open cases, and track net recoveries with accounting.
Authority & Scope
What you own: Verification of evidence, auditing compliance, coordinating submissions, submitting claims/referrals, and escalating missed actions.
What other teams own: Department leaders own corrective execution, Operations owns property conditions/resident contact, HR handles employment compliance, and Construction manages build compliance. Authorized counsel handles formal eviction decisions.
What You Bring
Experience: Background in financial or operational compliance, property administration, or control/audit reviews with documented corrective actions.
Analytical Skills: Ability to check approval records, review account balances, verify compliance evidence, and build complete claim files.
Communication: Clear, confident spoken and written English to hold internal teams and external vendors accountable to deadlines.
Technical Proficiency: Strong working knowledge of Excel/Google Sheets and shared cloud filing systems.
Detail-Oriented: High level of care with confidential financial/resident data and strong self-checking habits.
Nice-to-Haves: Familiarity with lender/insurance compliance, property software (e.g., Yardi), bond claims, or eviction processes.
Success in Your First 90 Days
Maintain an up-to-date compliance requirements register and hit 100% on-time submission rate.
Run regular control checks, tracking deficiencies through to resolution before deadlines pass.
Maintain an active delinquency tracker while confirming site actions, eviction filings, bond claims, and agency referrals.
Provide clean reporting on actual recoveries, fees, and open cases against targets set with the Controller.
