Location: Remote from LATAM
Schedule: Full-time | U.S. business hours (9:00 AM – 5:00 PM EST)
Compensation: $3,300 – $5,000 USD base + performance bonus
Contract Type: Independent Contractor
Reports To: Integrator | Chief Investment Officer

Our client is a vertically integrated multifamily real estate investment platform managing a growing portfolio of workforce housing assets across multiple U.S. markets. The company specializes in Class B/C multifamily investments through a combination of direct ownership, co-GP partnerships, and third-party management relationships.

Every asset — regardless of structure — follows the same underwriting standards, investment committee process, reporting cadence, and operational discipline. Acquisitions, asset management, construction oversight, property management coordination, and investor reporting are tightly integrated under one operating model.

As the portfolio scales toward institutional-level operations, the firm is seeking a Director of Investment Operations to build and lead the operational infrastructure that supports acquisitions, asset management, and investor reporting at scale.
About the Role
This is a senior operational leadership role overseeing the investment operations function across acquisitions, asset management, and fund operations.
The Director of Investment Operations will lead, manage, and hold accountable a distributed team responsible for ensuring every deal and asset moves through a standardized, auditable operating system. This role is focused on execution, process management, reporting cadence, cross-functional coordination, and operational accountability — not sourcing deals or leading investment strategy.
The ideal candidate is highly organized, systems-driven, and comfortable operating in a fast-paced environment where they must manage across functions, departments, and senior stakeholders. Success in this role requires someone who can drive accountability at every level of the organization while maintaining professionalism and strong communication.
This person will oversee operational workflows tied to:
Acquisitions and investment committee processes
Asset management reporting and performance tracking
Investor reporting and fund administration coordination
Lender compliance and capital event execution
SOP development, QA processes, and operational scalability
Cross-functional coordination with construction and property management teams
The role also requires managing upward and laterally across executives, external partners, lenders, fund administrators, attorneys, and operators to ensure deadlines and deliverables are consistently met.
Key Responsibilities
Investment Operations Leadership
Lead and manage the operational infrastructure supporting acquisitions, asset management, and investor reporting
Standardize workflows, reporting processes, and quality assurance systems across all investment activities
Run recurring operational cadences including scorecards, Level 10 meetings, and reporting cycles
Develop and maintain scalable SOPs, process documentation, and audit-ready systems
Build accountability systems with clear ownership, review, and approval workflows
Acquisitions Operations
Oversee acquisitions workflows from screening through closing
Manage investment committee pre-read processes and due diligence coordination
Maintain acquisition pipeline reporting and process discipline
Coordinate closing timelines, lender deliverables, legal workflows, and handoffs into asset management
Ensure all investments follow consistent underwriting and reporting standards
Asset Management Operations
Oversee recurring asset management reporting and operational cadence
Track portfolio performance against underwriting and business plans
Coordinate lender reporting, covenant tracking, refinancing support, and capital events
Partner closely with property management and construction leadership on operational execution
Surface performance risks, operational bottlenecks, and material variances proactively
Investor Reporting & Fund Operations
Coordinate quarterly investor reporting processes and operational deliverables
Oversee capital call coordination, distributions, fund administration workflows, and K-1 timelines
Maintain investor data rooms and reporting infrastructure
Support audit preparation and ongoing fund administration processes
Ensure investor and lender reporting is accurate, timely, and institutional-grade
Cross-Functional Leadership
Work closely with executive leadership, operations teams, lenders, attorneys, and third-party partners
Drive accountability across internal and external stakeholders
Coordinate multi-department initiatives tied to renovations, lease-ups, capex execution, and operational business plans
Ensure operational alignment between investments and property operations
What Success Looks Like
First 90 Days
Audit and organize existing SOPs, reporting cadences, and operational workflows
Conduct gap analyses across acquisitions, asset management, and investor operations
Implement centralized process documentation and ownership structures
Establish QA and maker-checker review systems
Launch scorecards and operational reporting cadences
Build strong working relationships across executive leadership and offshore teams
First Year
Create a seamless end-to-end investment operations system
Institutionalize investor reporting and lender compliance processes
Improve operational efficiency and reduce executive involvement in recurring workflows
Ensure all recurring deliverables are documented, owned, and consistently executed
Strengthen data consistency and reporting accuracy across internal systems
Long-Term
Build scalable operational infrastructure capable of supporting significant portfolio growth
Create institutional-level consistency across all investments and reporting processes
Develop and mentor team members into more senior operational and portfolio management roles
Become the operational backbone of the investments platform
Required Qualifications
7+ years of experience in real estate, financial services, operations, consulting, asset management, or similar complex operational environments
Proven experience leading distributed teams across multiple time zones
Strong background in operational process design, workflow management, and accountability systems
Experience auditing and improving existing operational structures and SOPs
Strong understanding of financial and investment concepts including NOI, debt service, variance analysis, and reporting workflows
Exceptional organizational and project management skills
Strong communication skills with the ability to manage senior stakeholders professionally and assertively
Fluent English communication skills
Ability to work U.S. business hours consistently
Comfortable operating in structured, KPI-driven environments
Preferred Qualifications
Multifamily real estate or real estate private equity experience
Fund operations, investor reporting, or institutional investment platform experience
Exposure to vertically integrated owner-operator environments
Experience with Yardi, RealPage, Airtable, BigQuery, or similar systems
Experience managing capital events including refinances and dispositions
Background in consulting, investment banking operations, or institutional asset management
MBA, CFA, CAIA, or related finance credentials
